I want to take my mom on a beach vacation but close enough to NYC to take a train into the city. Suggestions?

My mom has always wanted to go to NYC but we like to vacation at the beach each summer as well. I’m looking for a beach (probably in NJ or CT) to rent a condo and then take a couple trips into NYC. We will be driving from Ohio. Please help. Thanks!
